Sale of Omnia luxury penthouse sets high bar for 2019 luxury apartment prices

Greenland Australia’s recently-opened Omnia apartment building in Potts Point has reached new heights, with the development’s second penthouse apartment selling this week for $14,250,000.

A couple from Sydney’s eastern suburbs purchased Omnia’s 285sqm penthouse ‘The Royal’, with the price equating to $50,000 per square metre, making it one of the highest prices paid for any apartment outside the Sydney CBD.

The couple also purchased a two-bedroom apartment, several floors down, for their adult children, resulting in a combined sale of just under $16M.

Characterised by its curvaceous hourglass angles, which sit atop a sculptured podium, the $262 million Durbach Block Jaggers-designed Omnia building is ideally located between Victoria Street and Darlinghurst Road, Potts Point.

The building’s reconfigured top floor features three dual-level penthouse apartments, one of which was sold prior to release – now, just one exclusive penthouse remains for sale.

Designed by Studio Aria, The Royal penthouse flows across two floors connected by a grand circular staircase, and includes a sweeping skyline terrace with stunning north-east views, complete with an open-air jacuzzi and BBQ.

With 285sqm of internal and 170sqm of external space, The Royal offers four bedrooms and four full bathrooms, as well as an entertainer’s kitchen with a glass-encased wine cellar and butler’s pantry.

According to Ben Stewart, Senior Director, CBRE, the location and lifestyle on offer at Omnia were key selling points for The Royal’s buyers.

“This sale price reflects the ‘Paris’ end of Potts Point, with the buyers recognising the unique lifestyle offering at this end of the suburb,” said Mr Stewart.

“Omnia is only a short walk away from landmark destinations including The Royal Botanic Garden, Hyde Park, Woolloomooloo Wharf and the CBD, not to mention designer boutiques and sophisticated fine dining.

“They really bought into a lifestyle that can’t be replicated anywhere else and worked closely with the architect and Greenland Australia to get exactly what they wanted, which didn’t involve any significant changes to the layout of the apartment.”

Mr Stewart added that the couple are looking forward to the convenience of living in Potts Point.

“The buyers clearly understood the unique ambience of the area and the fact that there are very few locations like this anywhere else, and that this type of offering is never to be repeated.

“The owners are expecting to move into the property in September or October this year, once the fitout is complete.”

Echoing Mr Stewart’s comments, Greenland Australia’s Managing Director, Sherwood Luo, said the combination of luxury, location and dazzling Sydney Harbour views is still attracting buyers.

“Apart from a luxurious interior design concept and superior finishes, Omnia is also situated in one of Sydney’s best-selling locations,” said Mr Luo.

“The four-bedroom penthouses have floor-to-ceiling curved windows with stunning wall-to-wall city views in every direction – in fact there is an enormous amount of space around our building, so the views are unrivalled.”

Meanwhile, the last remaining penthouse – The Noble – offers 356sqm of floor space, 235sqm internal and 121sqm external, with four bedrooms, three full bathrooms and one partial bathroom, as well as a bespoke freestanding bathtub.

Imagined as an exclusive retreat with the elegance of a house in The Hamptons, The Noble features private elevator doors that open onto the exquisite entry lobby, where two of the bedrooms are separated by a glass-sheathed staircase.

Omnia’s penthouses feature large living and dining areas, perfect for entertaining, as well as two car parking spaces each, while buyers will also have access to the building’s signature, open-air podium-level landscaped gardens, designed by Aspect Studios, along with a Woolworths supermarket, specialty stores and restaurants on level one.

The penthouses are the first in Greenland’s Penthouse Collection and mark a milestone for Greenland in expanding its dedicated penthouse offerings across Australia, including the highly-anticipated Greenland Centre in the heart of Sydney CBD.

“Omnia’s penthouse apartments have set a new benchmark in Potts Point and our buyers have clearly seen the value of their investment,” added Mr Luo.

“Omnia’s residents, the majority of whom moved in late last year, have acknowledged the lifestyle opportunities now available to them within close proximity to the Sydney CBD and surrounding suburbs.”

Only a limited number of apartments remain for sale at Omnia, plus The Noble penthouse.
